Worked example

A 24 x 44 ft crawlspace, 1,056 sq ft with a 136 ft perimeter and 4 ft walls. The soil is expansive clay, frost reaches 48 in, the wall is damp-proofed, and the lot has no room to stockpile.

The structure is 1,056 x $11 to $20, or $11,616 to $21,120. The dig goes 5 ft deep, so spoil is 136 x 3 x 5 plus 1,056 cubic feet, which is 3,096 cubic feet or 114.67 cubic yards. At $28 to $58 per yard hauled, multiplied by 1.6 for clay, excavation is $5,137 to $10,641. Damp-proofing covers 136 x 2.5 = 340 sq ft of below-grade wall at $1 to $2.50, so $340 to $850. Footings 12 in below the extra frost depth add 136 x 1 x $8 to $18, or $1,088 to $2,448. The total is about $18,200 to $35,100, which is $17.22 to $33.20 per square foot of footprint.

The three lines that decide a foundation bid

Foundation quotes look like one number and behave like three. The structure is footings, walls, slab, forms, steel and backfill, and it scales with the footprint. Typically $7 to $13 per square foot for a monolithic slab in 2026, $11 to $20 for a crawlspace, $24 to $45 for an 8 foot basement. Excavation scales with the hole, not the house, and is priced by the cubic yard. It runs $20 to $42 in good soil where some spoil is hauled, up to $58 where the lot has no stockpile room. Below-grade protection scales with the wall area you cannot see, at $1 to $2.50 per square foot for sprayed damp-proofing or $4 to $9 for a membrane with drain board.

That split explains the spread between bids on the same plan. A 1,200 square foot basement in clay with everything hauled off can cost $25,000 more than the identical basement in sandy loam on a lot with a spoil pile. Ask every bidder to break out excavation and haul-off separately, and ask what they assumed about the soil. If nobody has a soils report, the assumption is the risk, and it lands on you as a change order after the machine is already on site.

Frost depth, water, and the basement trade

Two code numbers drive most of the regional difference. Footings go below the local frost depth under IRC R403.1.4.1, which is near zero on the Gulf Coast and 48 to 60 inches in northern New England and Minnesota. That is why slab-on-grade dominates the South and basements dominate the North: once you are digging 5 feet for the footing anyway, another 4 feet of hole buys a whole floor. A monolithic slab in deep frost country is possible but needs a frost-protected shallow foundation design under IRC R403.3, with wing insulation, not simply a deeper edge beam.

Water is the other. IRC R406.1 asks for damp-proofing on below-grade walls. R406.2 upgrades that to a full waterproof membrane where a high water table or severe soil water exists. That is a judgment call the inspector makes from the site, not from the plan. R405.1 requires a drain of gravel or perforated pipe around any foundation enclosing usable space below grade. Spend the extra $3 to $6.50 per square foot of wall on the membrane and drain board while the hole is open. Retrofitting it means re-excavating the perimeter, which typically costs more than the original foundation wall did.

What this calculator leaves out

Site work before the foundation: clearing, tree removal, the access road and the erosion control the permit requires. Interior pad footings for the center beam, plus the beam and columns themselves. A garage slab or separate garage footing, porch and stoop footings, window wells and egress windows, and the sump pit and pump. It does not price under-slab work either: the vapor retarder under IRC R506.2.3, rigid foam under a heated slab, radon piping, or plumbing rough-in in the trench. Engineering, soils testing, permit and inspection fees, dewatering on a wet site, and a concrete pump where the truck cannot reach the far wall all sit outside it as well.

Mistakes that cost money

  • No soils report on a clay site: the engineer's over-excavation and engineered fill arrives as a change order once the hole is open.
  • Backfilling a basement wall before the first floor deck is on. The wall has no top brace and rotates inward or cracks along the mid-height.
  • A footing drain laid above the footing, or without a fabric wrap, silts up under the backfill where nobody can clean it.
  • A monolithic slab in deep frost country needs a frost-protected design under IRC R403.3, not just a thicker edge beam.
  • Rock bid at the soil rate; hammering runs about 2.6 times, and blasting brings a permit plus a pre-blast survey of the neighbors.
  • Interior pad footings for the center beam left off the takeoff; a 40 ft basement usually needs two or three, each with its own inspection.
