Worked example

A 160 sq ft galley with 14 ft of stock cabinets, 32 sq ft of laminate, a budget appliance package and 24 sq ft of backsplash. Cabinets are 14 x $150 to 14 x $400, or $2,100 to $5,600. Laminate is 32 x $25 to 32 x $55, or $800 to $1,760. Appliances are $3,000 to $5,500 and the sink and faucet $600 to $1,800. Flooring is 160 x $6 to 160 x $18, or $960 to $2,880. Backsplash is 24 x $20 to 24 x $50, or $480 to $1,200. Paint plus lighting is 160 x $7 to 160 x $19, or $1,120 to $3,040. The lines add to $9,060 to $21,780, which is $56.63 to $136.13 per square foot.

Move the sink to a new island and the plumbing, vent and circuits add $2,500 to $8,000, taking the job to $11,560 to $29,780. Cabinets are $3,850 at the midpoint against a $15,420 midpoint total, or 25 percent. That is what stock boxes do to the mix: appliances and plumbing move up the list.

Building the number line by line

Kitchen quotes are built the way they are installed. Cabinets price by the linear foot of run, so measure base and wall runs along the wall and count the island once. Countertops price by the finished square foot, roughly the run in feet times 2.1 for a 25.5 in deep top. Appliances price as a package, flooring and paint by the room area, and backsplash by the wall area between counter and cabinets, usually 18 in tall.

Cabinet grade drives everything. Stock boxes come in fixed 3 in widths and a short door list and are on the shelf. Semi-custom adds depths, heights and interior fittings on a 6 to 10 week order. Custom is built to the room from shop drawings, typically 10 to 16 weeks. The same 20 ft of run swings from $3,000 to $32,000 across those three, which is more than every other line combined.

The two switches that move the total

The first is whether the layout changes. Keeping the sink and range where they sit means the plumber and the electrician do a disconnect and a reconnect. Moving the sink means a new drain and vent through the floor or wall, new supply, and a floor patch under the old location. Moving the range means a gas line or a 240 V circuit plus a new hood duct through the roof or wall. Budget $2,500 to $8,000 for that work, and the permit and rough-in inspection come with it.

The second is whether a wall comes out. A partition between kitchen and dining is demo, wiring and duct rerouting, and patching at $1,500 to $4,000. A load-bearing wall needs a sized beam, posts, sometimes new footings, and temporary shoring while it goes in, at $5,000 to $15,000 with the engineer letter. Look at which way the joists above run: perpendicular over the wall means it is carrying, and the flush versus dropped beam decision changes the ceiling work below.

What this calculator leaves out

Permits and plan review, designer or architect fees, and the engineer letter for a beam. Demolition and the dumpster, typically $400 to $700 per 20 yard pull, plus asbestos testing on pre-1980s flooring and mastic and EPA RRP lead work in pre-1978 houses. Window and door changes, drywall and ceiling work outside the patched areas, and a panel upgrade if the kitchen circuits do not fit. Also HVAC changes, hardwood refinishing beyond the kitchen, and a temporary kitchen while the job runs. It also stops at the package price for appliances, so the wall oven, the second dishwasher and the panel-ready refrigerator are separate lines.

    If you miss it: Relocated drains and circuits get uncovered for inspection, or surface at resale

    A wall carrying joists or a bearing point above needs a sized header or beam with posts down to bearing

    If you miss it: A wall opened without a beam shows as a sagging ceiling and cracked drywall within a season

Rows marked checked produce a warning in the results when an entry crosses the limit. The others are on the plans or on site and this calculator does not test them. Local amendments can be stricter; the adopted edition and the inspector govern.

Mistakes that cost money

  • Ordering semi-custom cabinets before final field measurements: lead times run 6 to 10 weeks and a wrong filler stalls the counter template.
  • Templating countertops before the boxes are set, shimmed and screwed down; fabricators will not template on unlevel cabinets.
  • Dropping a 36 in pro range into a 30 in opening: the hood, the gas line and both flanking cabinets change with it.
  • Specifying a 600 cfm hood with no makeup air path, which IRC M1503 requires above 400 cfm and the inspector checks at final.
  • Treating an appliance quote as installed: gas conversion kits, water lines, anti-tip brackets and haul-away are usually extra.
  • Assuming the wall between kitchen and dining is a partition; joists running perpendicular over it make it bearing, and that is a beam.
