A 120 sq ft bathroom tear-out in a 1962 house, single story, $70 a ton tipping, no slab work. Labor at $12 to $30 a square foot is $1,440 to $3,600. Debris is 3 cubic yards, about 0.75 tons, so disposal is $53.
The 1962 build date is what changes the number. A survey runs $500 to $1,500 and abatement at $3 to $12 a square foot adds $360 to $1,440, because floor tile and the mastic under it are the classic asbestos find in a bathroom of that era. The total lands near $2,353 to $6,593, which is $20 to $55 per square foot.

What drives a demolition price
Demolition is priced by how hard the material is to remove and how far it has to travel to the truck. That is why a bathroom at $12 to $30 a square foot costs more than a whole-house gut at $6 to $15. Tile set in a mortar bed, a cast iron tub and a plaster wall are slow and heavy; hollow core doors and carpet are fast and light.
Height is the second driver. Everything above the first floor comes down a stair or a chute, which is why each additional story adds roughly 12 percent to labor. The third is access: a house on a tight urban lot where a container cannot sit near the door is a different job from one with a driveway to back into.
Debris, containers and the hazardous survey
Debris is quoted in cubic yards but billed on weight. Mixed construction waste runs about a quarter ton per loose cubic yard, so a 20 yard container of drywall and framing is around 5 tons. Concrete is a different animal at roughly 0.05 tons per square foot of a 4 inch slab, which is why contractors put slab debris in a 10 yard box and fill it a third of the way.
The line that surprises homeowners is the hazardous materials survey. The EPA asbestos NESHAP requires a thorough inspection before demolition or renovation of most buildings, and jurisdictions generally will not issue the permit without it. On anything built before 1980 budget for the survey and for the chance of finding popcorn ceiling texture, 9 by 9 floor tile, the black mastic under it, pipe wrap or cement siding. Before 1978 the lead rules apply too, and disturbing painted surfaces requires a certified firm and contained work practices.
What this calculator leaves out
Utility disconnects, which the utility schedules and charges for, and the sewer cap a full teardown requires. It does not price temporary shoring where a bearing wall comes out, the engineer's letter that goes with it, tree protection, erosion control, or the site restoration and fill a teardown leaves behind. Mold or rodent remediation found once walls open, structural repairs that were hiding behind them, and the permit fees themselves are also outside it.

Mistakes that cost money
- Skipping the asbestos survey on a pre-1980 building. Most jurisdictions will not issue the demolition permit without it.
- Bidding a bathroom like a bedroom. Tile, mortar bed and a cast iron tub make it the most expensive room per square foot to remove.
- Ordering a 30 yard container for concrete. It fills on weight at a third full, and the overage charge exceeds the rental.
- Cutting a wall before knowing whether it is load bearing. A shear wall or a bearing wall needs temporary support and an engineer.
- Forgetting the utility disconnects. Gas, water and electric have to be capped by the utility before a teardown, and that is scheduled in weeks.
- Assuming salvage pays. Deconstruction takes two to three times as long as machine demolition, so the labor often outruns the credit.
