Worked example

A half acre lawn, 21,780 sq ft, average obstacles: the first quarter acre is $50 to $80 and the second adds $30 to $50, so the cut runs $80 to $130. Over 26 mows that is $2,080 to $3,380 for the season.

From the operator's side with a 48 in zero-turn at 1.25 acres per hour: 0.5 / 1.25 x 60 = 24 minutes mowing, 12 minutes trimming, 8 minutes to unload and blow off, so 44 minutes on site. Add 12 minutes of load and drive and bill 56 minutes. At $65 an hour that is $61, which sits inside the market range and covers the stop.

Why small lawns all cost about the same

Mowing prices cluster at a stop minimum of typically $40 to $60 because most of the cost has nothing to do with grass. The truck stops, the gate comes down, the mower comes off the trailer, the trimmer and blower come out, and all of that happens whether the lawn is 3,000 or 8,000 square feet. Add 10 to 15 minutes of drive time from the last job and a small lawn is already 30 minutes of the day. That is why a homeowner with a postage stamp yard and a neighbor with three times the grass often pay within $15 of each other.

Above about a quarter acre the grass starts to matter, and the price climbs by roughly $30 to $50 per extra quarter acre while the rate per acre falls. What moves a quote off the chart is everything that slows the mower: gates under 36 in that force a walk-behind, slopes that need a trimmer or a stand-on, fenced sections, tight beds, trampolines and dog waste. Any of those turns a 25 minute stop into 45, and a crew that quotes without walking the lot eats the difference.

Pricing your own route

Start from output, not from what the last guy charged. Exmark publishes the arithmetic: mph times deck width in inches divided by 124 gives acres per hour at 80 percent efficiency, which builds in turns and overlap. In real yards, a 21 in push mower does about 0.25 acre an hour, a 36 in walk-behind 0.6, a 48 in zero-turn 1.25 and a 60 in 1.75. Trimming and blowing add roughly 6 minutes per quarter acre on an average lot and double that on a fenced one. Then bill the drive: 12 minutes between stops is real time your competitor forgets.

Route density beats price per lawn. Ten lawns in one subdivision at $50 pays better than seven scattered lawns at $65, because the unbilled minutes go into the truck instead of the job. Season contracts smooth the cash flow and lock the route, but set them on the number of cuts, not on a calendar month, or a wet May with twice-a-week growth eats the margin. Charge an overgrowth rate when a customer skips a cut, price bagging with the dump fee in it, and raise the whole route rather than negotiating one lawn at a time. Penn State Extension puts loaded labor cost at about 150 percent of the cash wage once payroll taxes and insurance are counted, which is the number your hourly rate has to clear.

What this calculator leaves out

It prices mowing, string trimming and blowing off hard surfaces. Not included: fertilizer and weed control programs, aeration and overseeding in fall, spring and fall cleanups, mulch installation, shrub pruning, irrigation startup and blowout, and dump fees on bagged clippings. On the operator side it does not carry equipment cost, fuel, insurance, payroll taxes or the drive from the shop to the first stop of the day.

Mistakes that cost money

  • Quoting from a satellite image: a 36 in gate, a fenced dog run or a 20 degree slope adds 10 to 20 minutes that the picture never shows.
  • Leaving drive time out of the rate: 12 minutes between stops at $65 an hour is $13 of unpaid time on every lawn you cut.
  • No stop minimum: a 3,000 sq ft lawn still needs the trailer unloaded, so it costs the same 20 minutes as a lawn twice its size.
  • Bagging priced as an add-on but dumped for free: disposal at the yard waste site is typically $20 to $40 a load in 2026.
  • Stretching to biweekly to save money: cutting a third off breaks the one-third rule, the lawn browns, and the crew charges an overgrowth rate anyway.
  • A flat monthly contract set on 26 mows loses money in a wet May, when cool-season grass needs cutting twice a week.
