A 14 x 28 ft vinyl liner pool, builder basic: 14 x 28 = 392 sq ft of water. At $75 to $125 per sq ft and a 0.9 basic factor, the shell and installation run about $26,500 to $44,100.

Add 450 sq ft of concrete deck at $10 to $18 per sq ft ($4,500 to $8,100), 100 ft of aluminum barrier fence at $25 to $50 per ft ($2,500 to $5,000) and a gas heater ($3,500 to $6,500). The budget lands at about $37,000 to $63,700, or $94 to $163 per square foot of water surface.

What actually drives the price

The shell is only the starting point. Excavation is where budgets break: rock, running sand, clay that heaves or a water table close to the surface turns a two-day dig into a week with a dewatering pump, and it is always a change order. Ask the builder to pay for a soil bore before the contract, or write an allowance for rock into it. Access matters just as much, because an excavator needs about 10 ft of clear width, a fiberglass shell needs a crane day at typically $1,500 to $3,000 when it cannot be trailered in, and a backyard reached only through a 36 in gate gets dug by mini-excavator at double the hours.

Then come the parts that never appear in the headline number: the deck at $10 to $18 per sq ft, the barrier at $25 to $50 per ft, the permit and any engineering the town requires, a gas line sized for a 250,000 to 400,000 BTU heater, and the electrical work under NEC 680, including the bonding grid that has to be in the ground before the deck pours. Landscape repair, irrigation reroutes and a drainage plan for the runoff the new deck creates round it out. Budget 15 to 20 percent above the contract for the yard around the pool.

Vinyl, fiberglass and concrete over ten years

Vinyl liner is the lowest entry price and the most predictable install, and the liner is a scheduled cost every 8 to 12 years at typically $4,500 to $7,500. Fiberglass quotes look higher on day one because the shell arrives finished, but there is no liner cycle and no plaster cycle, the smooth gelcoat holds less algae, and salt does not bother it, so the ten-year total often lands under vinyl. The trade-off is shape and size: the shell has to fit on a truck, so about 16 x 40 ft is the ceiling and the steps are where the mold put them.

Concrete, sprayed as gunite or shotcrete over steel, buys any shape, any depth, a real tanning ledge and a spa that spills over. It also carries the highest price per square foot, the longest build (typically 8 to 14 weeks against 3 to 6 for fiberglass), and a resurfacing cycle every 10 to 15 years at typically $6,000 to $15,000. Plaster is also the surface most sensitive to water balance, which is why concrete owners learn the saturation index. Whatever the type, sign in fall if you can: spring contracts run 5 to 10 percent higher and start later.

What this calculator leaves out

The permit and any engineered plans, spoil haul-off (a 16 x 32 pool digs out 130 to 180 cubic yards), the gas line and meter upgrade for a heater, the sub-panel and bonding work, water to fill it at typically $5 to $10 per 1,000 gallons or $300 to $600 for a tanker, landscaping and irrigation repair, and the drainage the new deck forces. Also automatic cleaners, handrails, diving board footings and the property tax and insurance increases a pool brings.

Mistakes that cost money

  • Signing before a soil test: rock, clay heave or a high water table adds typically $5,000 to $20,000 in excavation and dewatering, always as a change order.
  • No access lane: an excavator needs about 10 ft of clear width, and taking out a fence section and restoring the yard is billed on top.
  • Reading a quote that stops at the coping: the deck is usually a separate line and is the single largest add on most jobs.
  • Skipping the equipotential bonding grid before the deck pours: NEC 680.26 work added later means breaking up finished concrete.
  • Treating the barrier as optional: the permit does not close without a 48 in barrier and self-latching gates, and homeowners insurance asks too.
  • Buying in April: spring contracts carry peak prices and the longest lead times; fall signing typically saves 5 to 10 percent and books the dig.
